Since 2018 I have done a combination of fix and flip deals, subject to (subto) and terms deals for buy and hold and over many wholesale deals nationwide for cash as Assignments to other investors. Now Im more focused on buying buy and hold properties for cash flow.

I bought this house (below) 1021 Peach St with Seller Financing with $500 down and made an agreement with the Seller who lived in California to pay him after the rehab was done and I found a buyer. Well eight weeks later, rehab was done, and I found a buyer and my title company, First American Title, paid the Seller Directly from the proceeds of the Sale. The Seller was happy and I made money as well.
All was legit because from the beginning, I opened Escrow and everything regarding me the buyer and the Seller ( the paperwork) was processed through my Title agent at First American in Medford, Oregon

My second Property
This property I obtained because the Seller just got divorced and he had to sell and we both met at just the right time. I bought this property Subject to the mortgage, where I took over the sellers mortgage payments. No Rehab required, so its now it has a wrap tenant and they love it!
